Boyle Investment Co. has kicked off a $9.5 million redevelopment of The Crossings, a shopping center in Nashville’s Donelson area, to make way for a new Publix Super Market, the Nashville Business Journal reports.

PublixThe 110,229-s.f. shopping center is located at the northwest corner of Lebanon Pike and Fairway Drive, one block away from a Kroger store. A Food Lion store that once anchored the center closed in 2010.

Florida-based Publix is scheduled to open in October.

Memphis-based Boyle is developing two new retail buildings at the center and giving the entire property a makeover, including outdoor seating, additional parking, landscaping upgrades and a new facade. Once finished, The Crossings will total 133,769 s.f. and feature a host of new retailers, the Journal says.

Existing tenants H&R Block, Snappy Nails, Staffmark and Studio FX have inked leases and will open in the renovated space. Harbor Freight Tools has signed a new long-term lease and plans to reopen in the spring. Boyle also has signed new tenants, including Riverstone Wine Boutique & Spirits and Sylvan Park Diner, says the Journal.

Boyle bought the 16-acre site in 2005 for $9.2 million, “because of its highly trafficked location on Lebanon Pike, dense demographics and immediate proximity to the large daytime population of the airport office submarket,” said Phil Fawcett, managing partner of Boyle Nashville, in a news release.
